The Colonial Estates Story...

Colonial Estates opened in 1980 and has grown over the years into a 148-site, resident-owned manufactured home community.
But that transition didn't happen overnight. We began the move toward controlling our own destiny in 1990 when we formed the Colonial Estates Homeowners Association. Many years later, in 2015, we began to pursue resident-ownership as our community went up for sale. That's when, with the help of Cooperative Development Institute (CDI) and ROC USA, LLC, we purchased and took control of our community on Aug. 30, 2016.
Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood for people 55 and older. The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we're the envy of other nearby manufactured home communities.

Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We're running the multi-million dollar business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.
Colonial Estates couldn't be a more friendly retirement community. While many in our community continue to work, members rarely move out of our community because of our desirable location, community center, and social events. We are one of the few communities around where lawn mowing is included in our lot rent. Every home in our community has a shed to make storage easily accessible. Underground utilities provide a clean appearance as you drive or walk down our wide roads. A large grocery store, many churches, and community activities are all nearby. Social activities within Colonial Estates are abundant. Our Gathering Place includes a fire pit where neighbors get together and enjoy a game of horse shoes, corn hole, or bocce. Our Community Center hosts coffee hours, bingo, and community yard and craft sales. We have events to keep you busy and meeting your neighbors!
Looking to continue your pastime of fishing, canoeing, kayaking or swimming? Lake Sabbatia (also known as Scuddings Pond) and Watson Pond State Park are both minutes away and local favorites. Interested in hiking or cross-country skiing? Borderland and Massasoit State Parks are 20 minutes down the road and offers extensive trails amid cranberry bogs. In the heart of southeastern Massachusetts, our established, peaceful community provides easy access to countless amenities, events, and outdoor recreation.
